In the open plan kitchen, dining and lounge area you’ll find everything in this space is tasteful and luxurious. From the Hockney print above the fireplace to the solid oak flooring underfoot, this cottage oozes style and grace.
Grooms Rooms is accessed via an external wooden staircase which adds to the romantic ambiance. Step into this luxury Yorkshire Dales cottage and you’ll find a gorgeous bespoke kitchen and pretty dining area. Set by the window you can enjoy a fantastic view of the country estate while you relax over a boozy lunch with your loved one.
The lounge area is perfect for two. Curl up on the inviting armchairs and get to know each other a little better – or all over again! In the evenings you can settle down in front of the stylish wood burning stove and nurse a glass of something good. All mod cons are included; LCD TV, DVD player, MP3 docking station, Wi-Fi.
The bedroom area is set along the corridor from the living space. The king size bed has a super-comfortable mattress and is dressed in the finest cotton, luxury at every turn. The bathroom & WC in Grooms Rooms has a walk-in shower, Italian tiled walls and underfloor heating.
In the warmer months you can enjoy lunch on the wooden terrace by the beck or sit back and watch the estate horses frolicking in the fields. If you’re feeling particularly energetic you can book a game of tennis on the court here.

|Location description: ||Grooms Rooms is set on the estate grounds of Patrick Brompton Hall in the pretty village of the same name. The cottage looks out onto the Hall, a beautiful Grade II listed Queen Anne House dating back to 1703, and the stable yard and beck beyond. Equidistant from the Yorkshire market towns of Bedale and Leyburn, the village itself is very pretty; old stone cottages very typical of the Yorkshire Dales, a babbling beck with wild trout, the local village pub The Green Tree…Beyond the village the attractive town of Bedale is worth a visit. Stop for a coffee before making your way around the town’s antique shops. In the opposite direction you’ll find the charming market town of Leyburn. Leyburn is an archetypical slice of Dales market town life. You’ll find traditional shops, pubs and cafes all gathered around the handsome town square, which hosts a busy market every Friday. Leyburn is also home to the biggest auction centre outside of London if you fancy picking up a bargain. The nearby historic town of Richmond is similar in many ways, and has a lovely setting along the River Swale. There are lots of other pretty villages and stunning natural sights all within close range of Grooms Rooms. Aysgarth Falls and Bolton Castle are just a few miles away and the gorgeous villages of West Burton and Askrigg are within easy driving distance, so lots of choice for things to do if you want to get out and about. If walking is your thing, the Yorkshire Dales are something of a walker’s paradise. And there are plenty of options for cycling too in Tour De France country. Our concierge will be more than happy to recommend some walks and cycle routes for you if required.And when you need to refuel stop at one of the areas many excellent gastro pubs. Our favourites include the Wensleydale Heifer in West Witton, the Blue Lion at East Witton and of course the Wyvill Arms just along the road. Your hosts Charles and Emma will be delighted to welcome you to their ancestral home and will do everything they can to make you feel at home. Both are on hand as much you need throughout your stay.
